Acquisitions and Estate Manager

We’re excited to be recruiting an Acquisitions and Estate Manager here at Coffee#1 who will play a pivotal role in delivering the Coffee#1 strategy by acquiring 15 high quality new stores per annum in target locations in England & Wales.

The main purpose of this role is to acquire sites that consistently deliver the strong appraised ROI returns and underlying EBITDA targeted and as such our Acquisitions and Estate Manager will conduct desk and “on the ground” research of target towns, locations and demographics using specialist systems and various websites to research the property market and suitable properties to acquire for Coffee#1.

Responsible for building and managing of a strong network of site-finding ‘routes to market’ including external agents in each target town and completing commercial and financial evaluation of quality alternative opportunities and recommendation of sites to acquire and be signed-off by the Director of Coffee#1 and Brains board. The successful applicant will also be involved in the engagement and negotiation of deals with agent/owner to include rent, rent concessions, term, breaks, capital contribution, schedule of LL works, onerous clauses, etc.

Taking ownership of the Coffee#1 pipeline to achieve c. 15 new acquisitions per annum, driving project progress and strong team-working with the Property and Operations teams and external specialist consultants eg agents, lawyers, planning advisors etc The Acquisitions and Estate Manager will work with third-party consultants to create value for Coffee#1 through the negotiation of lease renewals and break concessions and be involved in Estates management including lease renegotiation, contract revisions and creating commercial value through break concession.

The successful candidate will provide continual contribution to the refinement and improvement of acquisition processes and procedures, including proactive feedback to all cross-functional departments that may improve the success of the business, partnering with the Brains Head of Property to ensure the financial viability of all new stores.

What we’re looking for:

  • Commercial awareness and business acumen, financial skills and an understanding of P&L
  • Balanced approach to decision-making.
  • Strong project management skills – critical path planning and multi-project management.
  • Good planning and organisational skills, demonstrated through current work experience, with a keen eye on KPI’s. The ability to plan workload and to anticipate peaks and troughs.
  • Good presentation and report writing skills - ability to prepare concise, justified recommendations in both written (PowerPoint type) and verbal formats and to articulate these where necessary.
  • Proficient in the use of software packages including Word, Excel, PowerPoint. Willing to update skills as technology develops.
  • Proactive and results-driven with the ability to influence and ‘make projects happen’ through over-coming regular hurdles and challenges.
  • Excellent negotiating skills
  • Able to upwardly challenge constructively and in a reasoned manner.
  • Strong networking, communication and team-working skills.
  • Personal resilience and an ability to work in a changing / evolving environment
  • Self-aware and emotionally intelligent
  • Resourceful, using own initiative to research and ascertain information that may be difficult to access
  • Estates management skills and knowledge of rent review case law, landlord and tenant act processes and procedures, lease renewal process and various other areas of land law.
  • Experience in the acquisition and/or letting of commercial retail units highly desirable
  • Experience in multi-site retailing
  • Proven success in task orientated delivery of objectives
  • Experience of working as a surveyor
  • Demonstrable experience and knowledge of the retail property market
  • Professional qualification such as RICS, or very strong proven track record in retail/leisure property sector.
  • Educated to A level, or equivalent experience

A flexible approach is essential; evening and occasionally weekend work will be required periodically along with a full driving licence.
