An award winning Estate Agency based in Hendon, NW4 is recruiting for a RICS Estate Management Surveyor to take a senior role in their Block Management team.

We manage a diverse range of property, from new builds to grade II listed buildings. Our buildings range in size from 4 units to over 220 units.

The successful candidate will be commercially astute and familiar with current legislation and protocols

Reporting to the Head of Block Management, the key responsibilities and duties of this role include:

Delivering an efficient and effective Property Management and facilities coordinator service
The preparation of clients reports (including management updates, pre contract and other third party enquiry responses, advice and estimates, property transaction reports) Accurately maintaining documentation and files.
Liaising with Tenants, Leaseholders, Freeholder and board of Directors and managing expectations of all aspects of Block Management.
Handling Day to Day property maintenance issues reported by Leaseholders and residents, communicating with contractors as necessary.
Obtaining quotations for any works.
Dealing with disputes or complaints from Lessees within the Development.
Issuing Section 20 Notices.
Liaising with Insurance Brokers, initiating formal written claims and obtaining comparable quote for damage in communal areas, ensuring all claims are tracked and closed out.
Managing and setting of service charge budgets.
Landlord and tenants advice.
Property inspections on a monthly or quarterly basis and providing data to clients accordingly.
Reviewing and interpreting leases and other operational agreements and licenses.
To manage the appointed estate management and property consultants and support the day to day property management functions.
Day to day property management activities such as service charge collection, tenant compliance, alterations and oversee the calculation and collection of the estate charge.
Candidates will be competent working with databases and other internal management systems in order to maintain accurate records of all properties and tenancies.
